At Inmonorte, we ask for a €1,000 commitment deposit when submitting an offer. This ensures that both parties are serious about proceeding. The full amount is refunded once the purchase agreement (arras contract) is signed.
Why do we request this deposit?
Negotiations can be complex, especially for sellers. Once an offer is accepted, owners often assume the sale will go ahead. If a buyer pulls out without cause, it can create serious issues—particularly in inheritance cases, where it may disrupt family agreements.
How does the deposit work?
✅ If the seller accepts, the deposit is held until the arras contract is signed, then returned to the buyer.
⛔ If the offer is rejected, the deposit is immediately refunded.
⚠️ If the buyer withdraws after acceptance without valid reason, the deposit is forfeited.
🛑 Once accepted, the property is reserved and withdrawn from the market.

Once the offer is accepted, we sign a penal arras contract, which formalizes the agreement.

💰 Buyer pays 10% of the total price as a deposit
🚫 If the buyer backs out, the deposit is lost. If the seller backs out, they must refund double.
✅ The commitment deposit is returned at this stage
